Why is my offer below market value?
We don’t offer market value for a quick cash sale, because you’ll save on estate agency fees and legal fees. You also won’t need to put your house on the market and continue to keep paying your mortgage for months while you find a buyer and complete the sale.
How does the valuation process work?
Once we’ve had an initial call and made you a cash offer, we’ll call you back to let you know when a surveyor is coming to value your home. You’ll have the simplicity of dealing with one person from the Clear Sale team throughout the whole process.
After the surveyor has been to your home and valued your property, they’ll send us a valuation report. Then, we can agree a final sale price and move on to completing the sale.
How quickly will my house sell?
Like any property purchase, the time it takes to complete can differ. We’ll make an initial offer within 24 hours, and aim to complete within 4 weeks. For very simple sales, we can complete in under 10 days.
There’s no third party involved, which means there’s no waiting around for someone else to provide the cash so we can complete your sale; we’ve got the cash ready to pay to you as soon as the sale is completed.
Do you charge a fee?
You don’t pay a fee for selling your property with us. If you’re happy to use one of our approved solicitors, you won’t have any legal costs, either. If you choose to use your own solicitor, you may have to pay towards their fees.
My home is about to be repossessed. Can you help?
If your home is about to be repossessed, we can definitely still help you. We’ll support you by liaising with your bank or lender to resolve any issues before the sale process with us begins.
